Toilet repair
Most toilet problems come down to a few parts inside the tank or the seal under the bowl.
| Symptom | Likely cause |
|---|---|
| Runs constantly or refills on its own | Worn flapper or a fill valve set too high |
| Weak or incomplete flush | Low tank water level, partial clog or blocked rim holes |
| Water on the floor around the base | Failed wax ring or loose closet bolts |
| Rocks or wobbles | Loose bolts or a damaged flange, which can break the seal |
| Clogs often | Older low flow design or a partial blockage further down the line |
A running toilet can waste a surprising amount of water, so it's worth fixing promptly. A toilet that leaks at the base should be fixed before the water damages the subfloor.

Toilet installation and replacement
Replacement makes sense when the porcelain is cracked, the toilet clogs constantly, or you're remodeling. When you call, it helps to know the rough in measurement (the distance from the wall to the center of the floor bolts, usually 12 inches) so the contractor can bring a toilet that fits. Installation normally includes a new wax ring, bolts and supply line, and removal of the old toilet.

Faucet repair
A dripping faucet usually needs a new cartridge, washer or O ring. Leaks under the sink often come from loose supply connections or a worn sprayer hose. If the faucet is old or the finish is corroded, a contractor may suggest replacing the faucet rather than repairing it, and can install one you've already bought.
Sink repair
Sink calls include leaking drain traps, a loose or separating basin, slow drains and failed pop up assemblies. Kitchen sink problems are often linked to the garbage disposal or the dishwasher connection, so mention both when you call. If more than one sink is slow, see drain cleaning.

Why does my toilet keep running?
The most common causes are a worn flapper that no longer seals or a fill valve set too high, so water spills into the overflow tube. Both are inexpensive parts, and a plumber can replace them quickly.
Should I repair or replace an old toilet?
Repair makes sense for tank parts and seals. Replace the toilet if the porcelain is cracked, it clogs often, or it's an older model that uses far more water per flush than current designs.
